Back Doors and Service Entrances: Replacement Planning

A back door may serve a home, loading area, staff entrance or utility space. Describe how the opening is used so the door, frame and hardware can be planned around everyday access.

Identify the access problem

Record whether the current door is damaged, difficult to open, leaking or failing to latch. Include photographs of the lower frame and threshold as well as the leaf. Tell the estimator whether people carry goods through the entrance, use carts or need an access-control connection. These details help define a useful scope instead of selecting a replacement solely by appearance.

Separate retained and replaced items

List the existing lock, closer, hinges, seals, threshold and any electrical connection. Mark what you would like to retain and what needs assessment. If the frame is being replaced, include the adjacent wall, interior trim and exterior finish in the quotation request. Discuss coating and painting responsibilities before ordering.

Keep the building usable

Provide business hours, delivery times and any need to maintain another entrance during installation. Agree who provides keys or access credentials and who checks operation at handover. Final product selection and any documented performance requirements belong in the approved opening schedule.

When the entrance is damaged

For an opening that cannot be secured, call the installation contact and explain the damage and location. Temporary board-up service can be discussed separately from the permanent replacement. Availability and arrival timing must be confirmed for the address.
